We analyze the credit portfolio asset by asset, focusing not on a sale of the distressed credit packages formulated on a percentage statistical basis, but on individual sales for qualified or professional investors o local entrepreneurs interested in the asset itself. This tailor-made work allows us to make the most of those properties guaranteeing securing credits that have appropriate characteristics of marketability, maximizing the success of the otu-of-court negotiations. The approach is necessarily different by asset class: enhancing a villa and enhancing an industrial complex is not the same. In some cases, even within the same asset class different approaches must be adopted:

• estimate of the real commercial value of the property;
• verification of urban planning / building / cadastral compliance with the actual state of the buildings, quantification of any costs necessary for compliance with the law;

• feasibility plan for any development and change of intended use, highest and best use research;

• negotiation of an out-of-court agreement between creditor and debtor;

• analysis of the local market and marketing activities aimed at the sale of properties in the short term;

• coordination of the planned activities up to the deed of sale.
